1. Booking
During the booking you draw up a rental contract for the holiday house. After reading the contract conditions, you can start the reservation process and confirm your data and the unconditioned agreement to the clauses of the contract. Please fill in the entire form, print a copy, sign it and then send it to us by fax. The form must give details about all participants (including children and any additional guest). If you decide to bring a pet, when allowed, specify that in writing as well. For further questions, please contact:maximo87@alice.it

1.The booking is on behalf of the person responsible for the lease, who has to sign the reservation form.

2. As soon as COLORI TOSCANI Holiday house receives your booking (obviously after you checked the property’s availability) we will fax to you or write by e-mail the booking confirmation.

3. After receiving our booking confirmation you are required to pay immediately 50% of the total amount. In case there are less of 60 days between the booking date and the arrival day, you have to pay immediately 100% of the total amount.

2. Payment
1. When you receive the booking confirmation, the payment must be done immediately 50%. Payment is to be done by bank transfer to the current account which is indicated in the booking confirmation.

2. The amount must be credited to our bank account no later than 60 days prior to the arrival date (without further solicitations).

3. If we do not receive the payment to our bank account in due time, we consider the booking request null and void.
4. In case you arrive later or you leave some days earlier, you don’t have right to any partial repayment of the rental price.

3. Arrival \ departure
1. Arrival \ departure take place on Saturdays.

2. Check-in is between 4 pm and 7 pm. After 4 pm you are authorised to use the property, but never before that time. There will be someone waiting for you. If you are late, you have to inform us in advance.

3. Upon arrival you must show the identification documents (identify cards \ passports) of all members indicated in the reservation form you filled in.

4. Departure time is between 8 am and 10 am. On departure day the property is at your disposal no later than 10 am.

5. Remember you shall leave the house in the same order as you found it, clean and in good conditions. Otherwise, the owner reserve the right to charge an extra fee for cleaning.
4. Deposit
1.The security deposit is provided as owner’s security against damages to the house during your stay. The deposit must be paid in cash (Euro 150) upon arrival and consigning house’s keys. Unless we define other arrangements, the deposit will be refunded (costs for damages excepted) upon departure and after a check; please allow us enough time to check the conditions of the house you leave.

2.Should the amount for costs \ damages exceed the deposit, the owner reserve the right to claim the difference directly from you.

5. Cancellations
we will apply the following conditions and cancellation costs:
up to 61 days prior to the beginning of the occupancy, 30% of the total price;
from 60 to 46 days prior to the beginning of the occupancy, 50% of the total price;
from 45 to 11 days prior to the beginning of the occupancy, 90% of the total price;
from 10 days up to the first day of the occupancy, 100% of the total price.
6. Additional conditions
The additional conditions regulate the use of the house, the garden and the swimming-pool during the whole contract period. This obliges you to pay attention to the house given in use for the period of your stay. The subscriber is responsible for all members indicated in the contract.
The house and the facilities indicated in the contract are the same described in the web site.
Pets are not allowed. However. In this case, make sure that COLORI TOSCANI Holiday house confirms the authorization to bring pets in writing.
Upon departure the guest has to leave the house clean and tidy, dishes and cutlery washed and put back and the garbage removed.
All electrical devices and other equipments must be handled with due care.
The owner, or a representative, has access to the garden and to the swimming-pool.
With regard to the use of house, garden and swimming-pool, the responsibility rests entirely with the subscriber of the contract. Children are the direct responsibility of their parents as well as guardians or representatives.
7. Contract retirement
COLORI TOSCANI Holiday house may cancel the contract only before the beginning of the rental period or later if happens one of the following events:
without any warning, in case the renter (previously informed) doesn’t respect the clauses of the undersigned contract;
up to 4 weeks before the beginning of the rental period, if the obligation to carry out the rental after all options have been excluded would entail excessive expenses for COLORI TOSCANI Holiday house with regard to the house rental. In case of contract retirement, the renter will be refunded for all costs. If the contract can’t be carried out for uncontrollable and unforeseeable events, both contracting parties are authorised to annul the contract.
8. General agreements
The possible annulment of a clause doesn’t bring about the total annulment of the contract. For every juridical controversy, the competent body is the Court of Lucca.
